Rate rises have 'little impact' on home buying

 

 

Rising interest rates have had little impact on people's plans to buy a new property, research has showed.

Around 4% of people plan to move home within the coming 12 months, only a slight fall on the 5% who planned to move within a year during the spring, according to Alliance & Leicester.

At the same time the number of people who think they will move in between a year and two years time remains stable at 7%.

Interest rates rose on Thursday for the fifth time since November, adding around £10 a month to the cost of a £65,000 mortgage and meaning monthly repayments are now around £50 more expensive than they were before rates started increasing.

Paul Cooper, head of mortgages at Alliance & Leicester, said: "It is encouraging to see that confidence in the property market remains buoyant despite the interest rate rises we have seen over recent months.

"While there has been a very slight decrease in the number of people planning to move house over the next year, reasons for moving remain positive, showing that it really is business as usual for the nation's homeowners."

Need for more space

People in their 20s are most likely to change homes within the next two years, with 25% expecting to move, while those in their 60s are least likely to relocate at just 3%.

The main reason people gave for planning a move was the need for more space, with 18% of people saying they wanted a new house with more bedrooms.

Despite recent interest rate rises, 16% of people said they wanted to buy their own home because it was cheaper than renting.

Around 17% of people hope to cash in on high house prices, saying they planned to sell their home in order to make money on it, while the same proportion wanted to move to gain greater independence.

Just one in 20 people are downsizing and looking to move to a smaller property, and 8% are planning to move from a town to the countryside.

People living in London and the North West are most likely to move house within the next two years, with 16% of people in each region planning a move, while those in the South West and East Anglia are most likely to stay put, with just 8% planning to relocate.
