The Water's Down In The Crawlspace - So What's The Problem?
Q: This may sound like a really dumb question, so please bear with me. Why, whenever water is found in a crawlspace or nonliving area, is it automatically assumed to be a major problem that must be remedied? How does this hurt the house or occupants if it is confined to the crawlspace and doesn't enter the living areas?
A: Crawlspaces usually always have a plastic vapor barrier on the ground and are vented to the exterior. Lacking venting and plastic on the ground, more moisture is absorbed into the air, making things attractive for pests, molds and other assorted undesirables. Allow moisture to fester in a crawlspace for a long period of time, plug the vents to the exterior, and rot will occur to the wood framing members, aided in almost every case by wood-boring insects such as carpenter ants.
Almost every crawlspace has a small amount of moisture present at some time during the year. If water gets on top of the plastic or is actively leaking, this damage can occur much more rapidly. Standing water can also rust or fill heat ducts and soak pipe insulation. Moisture lessens the ability of fiberglass floor insulation to retard heat loss. Water leaking or standing in a crawlspace can cause settling of supports and can wash out underneath foundations in extreme cases.
During the winter months, standing water in crawlspaces is easily evaporated into the heated air of the adjacent living space (the interior air holds more moisture than the cool air outside),
increasing the moisture level significantly. A home with a foot of water in the crawlspace for a period of time may have significant mildew problems throughout, premature rusting and corrosion of metal (furnace, electrical and plumbing parts) and warping of wood trim.This also could lead to respiratory problems for the occupants. Because mildew and mold are living organisms, it is difficult to stop their spread once they are established in nonaccessible areas.
Q: We purchased our home about a year ago and were happy to see the previous owners had installed new vinyl flooring in the bathrooms. However, since then the flooring has curled away from the bathtub, breaking the seal between the tub and flooring. Water has fallen into the gap and the situation has gotten worse and continues to escalate. We decided to replace the flooring.
I pulled up all the vinyl flooring and scraped up the backing. The subfloor is particleboard, light brown with a grainy texture. It is in good shape except around the toilet and the bathtub. In these areas, the wood is dark brown and moist. It crumbles when I scrape off the vinyl flooring. There is no white material or other sign of fungal growth I can see.
How do I know if the joists beneath are in acceptable condition? Can you recommend the best course of action here? Also, can you recommend ways to seal the new vinyl flooring to the tub to prevent the problem in the future?
A: The particleboard you see is not structural. It is laid over the top of plywood or shiplap floor sheathing (as a spacer to match the carpet height and to provide a smooth surface), which rests over the joists. The particleboard will be underneath the toilet but will only abut the tub.
Remove the toilet, rip out all the bad particleboard and inspect the structural floor sheathing (tearing it out against the edge of a cabinet may be difficult, so make a straight cut that can be easily patched). In the majority of cases, the structure beneath the particleboard will be acceptable. Try poking a screwdriver into the surface of a suspect area of structural floor sheathing as a test.
Next replace the particleboard with grade "A" or CCX-PTS exterior plywood of the same thickness. Plywood will not swell as badly as the particleboard when damp. After replacing the vinyl flooring and toilet, use my favorite bathroom caulking, siliconized acrylic latex, to seal against the tub edge. Don't forget to use ring shank nails or screws when securing the top plywood layer and fill the seams and penetrations for the best finish on your new vinyl floor.
Film causes skylight damage
Steve Richter, president of Crystalite, a local manufacturer of skylights, contacted me recently to make people aware that adding reflective films or coatings to plastic skylights can melt them. He added that these coatings or reflective shades (as are used in cars) covering laminated glass skylights can cause structural failure - yes, they can break!
If you don't know exactly what type of glass you have on both sides of your skylight, consult a glass shop if you wish to add a film, or take the safe route and use a translucent shade held back at least two inches from the glass, with an air gap to prevent heat buildup.
