The earthquake is long gone, but questions continue
Earthquake questions continue to arrive. Here is a compilation of what readers want to know.
Q: There are six posts in my basement. Just one has cracks in it. Some are about half a centimeter wide. None goes the total length of the post. Does this post need to be repaired, replaced, or does it even matter?
• Also, how can you tell whether the cracks in your home's cement floor are new?
• I have several hairline cracks in my foundation concrete. I don't know if they're from the earthquake. Do I need to do anything to get them repaired?
• What about mobile homes, what damage can I look for?
A: Those cracks you are seeing are called "checking" cracks and they normally occur on larger pieces of lumber. Checking severe enough to split the wood would require replacement of that piece of lumber, but a typical 6x6 can have several smaller areas of checking and not be compromised or weakened at all. Checking is not related to the earthquake.
As for concrete. Concrete cracks. Period. There's nothing you can do to prevent it. Look at the sidewalk outside your home and notice "control joints" and "expansion joints" every five feet or so. Your foundation and basement slab do not have these joints, which control where sidewalk cracking will occur. Cracks in your foundation and slab occur randomly at points of greatest stress and weakness.
To tell if a crack is new, look for powder, grit or sand inside the crack that is a lighter gray color than the surrounding concrete. Older cracks have dust, insect parts and other debris inside and will be the same color as the surrounding concrete.
Hairline cracks need not be patched unless they leak water.
In our area, mobile homes are generally set on concrete blocks and are rarely tied down. Look to make sure all blocks and shims are in proper position, haven't fallen out of place, are not broken, and that they are tight against the underside of the frame.

Q: Please tell me the advantages and disadvantages of hot-water heating. We are considering this in a remodel of our 1940s house.
A: Hydronic heat means any system that uses water to transfer heat. We are all probably aware of the older-style radiators heated by a boiler. Older-style radiators can be used today, as can baseboard, wall or ceiling radiators, or wall-mounted forced-air units - all supplied with hot water.
The most popular type of hydronic heating systems, however, are the in-floor or under-floor systems, typically supplied by a dedicated boiler. Pipes are laid on the floor and covered with a lightweight concrete material. Water flows through the system, heating the floor and room. Recently we have seen hydronic systems in individual condo units (lacking a central building boiler) heated by a conventional domestic water heater. The system may be divided from, or an integral part of, the potable hot-water system. Here are some advantages of a hydronic in-floor heat system that uses a dedicated boiler:
• Greater thermal efficiency than with forced-air systems. Also, an ability to set thermostat lower while staying comfortable.
• Architectural flexibility (no ducts to route or hide in dropped ceilings).
• Quiet operation.
• Even heat. No cold-air drafts, blasts, less stratification.
• Less movement of dust, pollen and allergens.
• The ability to zone the system easily.
• Boilers far outlast heat exchangers in forced-air gas furnaces.
Here are some disadvantages:
• More expensive to install.
• Slow thermostat-response time.
• No ability to add air conditioning.
• Possible hidden water damage from inadvertent pipe puncture, or a leak at a pipe fitting.
