The Trend Toward `1-Stop Shopping' Is Growing Locally
Windermere this week joins a growing list of real estate companies renting space to mortgage brokerages. The Puget Sound region's largest realty firm will co-habitate in six of its 105 offices with Stonemark Mortgage. Stonemark will broker its loans to a variety of lenders, although Washington Mutual will be a major player.
Stonemark, started by Steven L. Sherman, a former Windermere planning consultant, will attempt to bring one-stop shopping for real estate services to the remaining Windermere offices in the next few years.
"By having the buyer's mortgage representative on-site, the loan process will be quicker and easier to navigate," Sherman said. "And, there will be more efficient communication between agent, buyer and mortgage company."
The idea is not new, but the move by Windermere is huge. It means most potential buyers will now be introduced to, or at the least made aware of, the loan officer in the building.
Is this in the best interests of the consumer? And, is it in the best interest of the real estate agent who has developed a successful working relationship with other lenders? A mortgage lender (along with title companies and escrow firms) desperately needs good real estate agents on his team. If the agent doesn't keep the deal together, no one in the real estate transaction chain will be paid.
Convenient vs. cozy
I don't think real-estate agents should get paid for counseling buyers about loans. I also do not agree with the new regulation under the federal Real Estate Settlement Procedures Act that permits real-estate agents to charge potential homebuyers a fee for referring them to other services within the company.
There must be a distinction between convenient and cozy. The key here is to keep all services provided under one roof separate and independent even though they share office space. There must be no confusion about how these companies are linked. If consumers perceive that the satellite company's services are forced on them, or that the company is the only option available, the purpose has been defeated.
"We know that we will have to earn our keep," said Bart Harrington, president of Stonemark and former head of residential lending for First Interstate Bank. "We realize that we will have to offer a high level of service."
Lennox Scott, owner and president of John L. Scott, is part owner of The Mortgage Company, a residential loan brokerage located within selected John L. Scott realty offices. Scott, whose mortgage division has been around for nearly two years, envisions an all-encompassing "real estate center," where services would be pre-packaged (appraisal, title, inspection). His goal is to streamline the process so a for-sale home could be chosen, sold, financed and closed within 5-10 days.
Other lender-realty relationships are sprouting up, too. CTX Mortgage in Bellevue recently rented space at the ReMax Canyon Creek Realty office in Bothell and will soon open a satellite branch at ReMax Masters in Everett.
"Purchasing a home can seem complicated enough without having to research and chase down the best mortgage option," said Harrington, former president of the Seattle Mortgage Bankers Association. "Now, homebuyers have an experienced member on their team to guide them through the loan process from the beginning. . . . They will know up front exactly what price they can afford and will have financing in hand when they make an offer. . . . Bottom line, it's the strongest negotiating tool a buyer can have."
I agree that pre-qualification and pre-approval are strong negotiating tools. What I don't like is the idea that the customer could think the package offered by the lender in the real estate agent's building is the best possible one on the market for his or her circumstances.
The day of the one-stop-shopping option may be here, but my advice is to shop further.
